Precast Housing: Low-cost Modular Solutions for Flexible and Resilient Living

As a pioneering approach to low-cost housing, NDDC proposed a Pre-cast system, built on the principles of modularity, economy, and speed.  Designed for rapid deployment, this system offers structurally robust housing that, as a benefit, can withstand natural disasters due to the inherent strength. Our objective is to create versatile, bespoke layouts using only Three core modules that precisely accommodate variety of housing needs.

The design centers around three core modules, each adaptable for various purposes. Module A is adaptable as a compact space for either a toilet or a pooja room. Module B provides a larger, multi-functional area that can serve as a half-room, a small study, or a bedroom, while Module C offers additional room space, designed as a balcony or an extension that can connect seamlessly with the other modules.

This modular housing system offers significant logistical and spatial benefits. Each module’s compact dimensions allows efficient transportation enabling it to fit within 20 ft x 8 ft logistics trailers, making it easy to transport over long distances without wasting any space. Once on-site, the modules can be rapidly assembled, occupying a minimal footprint on the plot and leaving room for other functional areas or future expansions.

The three modules can be arranged in various configurations, creating flexible layouts for single or multiple units. For instance, for smaller households, a basic configuration might include a cabin paired with Module A & B, providing essential living space with integrated sanitation. For families needing additional storage, adding a Module B alongside the cabin and toilet module creates a compact yet functional unit. For larger households or community-focused spaces, a more expansive configuration could include multiple possibilities of modules, offering greater flexibility and capacity.

Pilot Project

As a prototype of this modular housing design, the NDDC introduced a sample modular design in Satara that enables flexible combinations of the modules to create a G+1 layout. This G+1 configuration features four bedrooms—two on the ground floor and two on the first floor—along with a kitchen, dining room, living room, and garage.

Section A

To enhance ventilation and reinforce a connection, the design incorporates a double-height central courtyard on ground floor, serving as a focal point that promotes natural airflow and creates a spacious, open feel. Semi-open terraces on the first floor offer additional outdoor space and encourage a sense of openness. Window projections and a precast pergola system for cutouts further optimize natural light and airflow while preserving structural integrity.

A key advantage of this precast system is its high-quality concrete finish, eliminating the need for plastering and reducing painting requirements, though finishes can be applied based on user preferences. Fully fitted toilet modules with pre-installed plumbing and electrical systems minimize on-site work, ensuring efficient construction. Additionally, precast vertical fins are incorporated as a second screen, enhancing privacy and architectural character. 

This project exemplifies a modular and adaptable approach to low-cost housing that combines practicality with resilience. The modular system supports secure, durable living spaces that meet the immediate needs of users. By providing affordable and adaptable housing options, this project empowers families to create secure, resilient homes tailored to their needs.
